This Privacy Policy explains how THL Holdings LLC (“THL,” “we,” “us,” or “our”) collects, uses, stores, and protects personal information obtained through the Trust Home Loan websites and application at trusthomeloan.com and app.trusthomeloan.com. It applies to all visitors, users, and customers of our Service — including Prospects (consumers who submit their information to be contacted regarding mortgage products) and Loan Officers who use our platform to receive those submissions.

THL provides a platform that identifies, verifies, and delivers first-party, opt-in mortgage Prospects to licensed mortgage professionals. We are not a lender. We do not make credit decisions. We do not broker loans.

2. Information We Collect

2.1 Information voluntarily submitted by Prospects

Prospects choose to provide their information directly through online forms. This may include: name, email address, phone number, current address, estimated home price or budget, loan needs (purchase, refinance), property type, city, state, ZIP, credit self-assessment, military or homeowner status, and timeline and additional loan-related details. This information is submitted voluntarily by the Prospect with clear intent to be contacted by a licensed mortgage professional.

2.2 Information we collect from Loan Officers (our Customers)

We collect minimal business information about our LO customers, such as: name, email, phone, NMLS number, company or employer affiliation, billing and payment information, account credentials and preferences, and usage and activity logs within our platform.

2.3 Automatically collected technical data

When visiting our websites or applications, we may collect: IP address, device and browser type, usage patterns, cookies and analytics data, and referral URLs. This helps us maintain security, improve the Service, and fix performance issues.

3. How We Use Personal Information

3.1 Prospect information

We use Prospect data solely to: verify lead authenticity and reduce fraud; deliver the Prospect to a single, licensed Loan Officer; maintain records required for compliance; improve our website and lead-generation process; provide customer support to LOs; and meet legal and regulatory obligations. We do not use Prospect data for resale, list building, or third-party marketing.

3.2 Loan Officer information

We use LO information to: create and manage accounts; deliver Prospects based on plan or subscription; send billing and payment notices; provide customer support; improve platform functionality; communicate important updates or policy changes; and maintain security and compliance logs.

4. Data Sharing and Disclosure

THL does NOT: sell personal information, rent personal information, share personal information for advertising, share customer (Loan Officer) data with third parties, or disclose any information except as described in this Policy.

We may disclose information only in the following cases:

4.1 Required by law — to comply with a valid legal request, subpoena, or government regulation.

4.2 Service providers — to vetted third-party vendors who assist with payment processing, cloud hosting, platform security, anti-fraud systems, and email and communication systems. These providers are contractually prohibited from using data for any purpose other than delivering their service to THL.

4.3 Protection of rights — where necessary to enforce our Terms or protect our rights, safety, or property.

5. How We Store and Protect Data

Data is stored using secure, industry-standard encryption. Secure and private data may also be managed by audited, trusted third parties, including but not limited to Stripe, Azure, or PropelAuth.

Access is restricted to authorized personnel only. Regular audits, monitoring, and security updates are conducted. Incident response procedures are in place for potential breaches.

No system is completely secure, but THL uses commercially reasonable measures to protect all personal information.

6. Data Retention

Prospect form submissions are retained as required for compliance, anti-fraud records, and audit trails.

LO account data is retained while the account is active and as required for billing, support, or legal obligations.

Users may request deletion of their data where applicable and legally permissible.

7. Your Rights

Depending on your location, you may have rights regarding your data, including: access, correction, deletion, portability, and objection to certain processing.

8. SMS Privacy Notice

When you opt in to receive SMS messages from Trust Home Loan, your mobile number and SMS consent are used only to deliver account notifications and mortgage introduction alerts you have requested. Mobile numbers and SMS consent are not shared, sold, or transferred to third parties or affiliates for marketing purposes. Service providers may be used solely to deliver messages on our behalf.

9. Third-Party Links and Integrations

Our platform may contain links to external sites. We are not responsible for the privacy or security practices of those third parties.

10. Children's Privacy

Our Service is not intended for individuals under 18. We do not knowingly collect information from children.

11. Changes to This Privacy Policy

We may update this Policy from time to time. The most current version will be posted on our website with a new "Last Updated" date.

Continued use of the Service after changes become effective indicates acceptance of the revised Policy.
